The Sun in the sky, a mild cool breeze and the start of the leaves changing. Time to get things done around the house since Summertime and their activities are winding down, and Winter is getting ready to pounce upon us. One of the biggest issues I face as a Real Estate Agent is Utility Costs of a future home purchase. Such as "How much is the Heating Bill? Electric? Can I get proof of what the Sellers are telling us?"</p>
<p>These are big concerns since the price of Utilities have continued to rise. Of course my favorite is paying more for my TV cable bill than to heat my home, but we won't go there. Feeling that I need to do my part in assisting my clients with good ideas on how to lower their bills,&nbsp;I have been reading every article on Saving Money on Home Utilities. I read one article where a Family had gotten their bills so low that the Gas company actually came out to make sure they were still receiving service. That is my dream! However some of these utility cost cutting ideas are alittle too out there. But&nbsp; I have installed an Attic Fan, Wrapped my Water Heater, and so on. Do these things really work? You bet! My summer gas bill was in the teens monthly!!! My Summer Air Conditioning bill the lowest since I have owned my home over the past 13 years. Some of the items are so easy that your teenager can do these little projects for you. Also were you aware that if you change out certain items on your home that the government will let you write off a certain percentage? Knowledge is the "Key" correct? The more informed you are as the professional, the better&nbsp;you are able to protect and guide your clients. Always so much to do each day. Update Technology, phone current clients, check on past clients, preview current homes on the market, advertise, etc. However in today's game you need to add ~ research the New Housing Laws,New Home&nbsp;Loans, and the correct Procedures to protect your client. For instance, the 1st time buyer credit. This New program is EXCEPTIONAL for 1st time Home Owners, however there is a Realtor&nbsp;in our office that believes this program has ended. The reason is because their confusing the old $7500.00 tax deduction with the new $8000.00 credit that expires November 31,2009.&nbsp;Then there is the new FHA Ruling that after October 1st of this year FHA Home Buyers will be able to purchase in Associations where FHA Home Buyers were not allowed. We can no longer purchase Homes with "Ameri-Dream" which was a down payment assistance program from Home Sellers, but now we are working with assisting Buyers with Closing Costs. I had a Friend of mine tell me the other day that they thought the Foreclosure Homes were pretty much done and we had seen the worst of the Real Estate Market. However, the Government is still controlling how many Foreclosed Homes they are allowing the Banks to push through the system at one time. My largest concern for people out in the Real Estate Marketplace still is making sure that&nbsp;the Real Estate Professional you decide to work with has the "Knowledge". Ask them about the New FHA Laws and see if they can answer. "Knowledge is Power" and I would want the Powerful Realtor on my side! Ask them if they have ever Sold a Home in a Short Sale. If they look scared or say, "those homes are too hard to buy", then move on. If you have Breast Cancer~which has many different types, you do not want a Doctor that only works with the 1&nbsp;type. Because when you go to get cut open and it turns out to be a different type of Breast Cancer you would want the Doctor to know that type too! Buyer's want CLEAN, and Updated Homes with little to do. Buyers these days are generally both&nbsp;working to purchase a home, do not want to spend time working around&nbsp;their new Home, or have children and do not want to live in what they consider a mess. When we invest in Stocks, mutual funds, etc. there are yearly costs to maintain those funds. However, we as Home Owners believe that our Homes should increase in value with little or no work or updating. If you really think about it, it doesn't make much since. Picture your yearly Home maintenance as a cost of living in your Home, then consider updating each year a few items as a increase in value. I am not talking about updating everything in your Home each year, but keeping things updated being investing&nbsp;a little in your Home yearly. Every week there are 15-25 new Homes entering the market in different towns. Out of those 15-25 homes there will be 1-2 homes that go under contract within days. Why? Because their Clean, have great curb appeal and are updated. They bring more money and they do it fast!&nbsp;Buyer's actually pay over the asking&nbsp;price to get these homes. Agents fight over listing these homes. Does this cost tons of money- heck no! Can you do this projects over a weekend, most of them you can! Have you ever walked into&nbsp;a home with the 5 1/4 inch white baseboard and&nbsp;and Crown Molding and thought, " I would love to have that in my home but it is too costly!". Did you know that you can buy the baseboard and crown molding for the average size room for under $200? Did you know that most of the updated light fixtures I have seen I know have come from Menard's and are priced around $40.00 a piece? </span></p>
<p><span style="color: #800080;">I feel like I am beating a dead horse here to death, but I can not express strongly enough how much of a difference this makes when selling your Home-The current Buyer's think these items are extremely costly and have very little knowledge on changing out lights! Oh, and have I ever mentioned that these Buyer's think dirty caulk in the shower means your Home is full of Mold and that you&nbsp;do not bother to take care of your home at all? This is a new generation of Buyers. A New way of thinking. If you want to get the most value in your Home Sale then you need to invest in your investment-</span></p>

<p><span style="font-size: 10pt; font-family: georgia,palatino;">Every day since I became a CDPE (Certified Distressed Property Expert) I have clients, associates, and other Real Estate Agents ask me "What is a Short Sale"?&nbsp; "Are they really good deals"?</span></p>
<p><span style="font-size: 10pt; font-family: georgia,palatino;">A Short Sale is where the Home Seller is offering their Home for sale for less than they owe on the Home. The loan can be held by one lender or two lenders. Meaning they could have borrowed money the first time to buy the Home and the second time they took out a Home Equity loan. </span></p>
<p><span style="font-size: 10pt; font-family: georgia,palatino;">Why would a Home Owner try to sell their Home on&nbsp; the Short Sale process versus allowing their home to go into Foreclosure. The Answer, if a Home Seller sells their Home through the Short Sale process rather than going to Foreclosure than they are only hurting their credit approximately 50-80 credit points versus 250-300 credit points on a Foreclosure. In the future a Family that Short Saled their previous Home should be able to re-purchase a home within 2-3 years if they keep the rest of your credit clean and pay everything on else on time. Where as a Family that took a Foreclosure may not be able to purchase a Home any time soon. I know everyone is saying, "Well, with everyone having bad credit the banks are going to have to find a way to still lend to us!". Yes, I agree they will, but are you willing to pay the lending costs? People complain daily to me that the Homes rates are at 5.25%, can you imagine what their shock is going to be when the lender asks them for 12%-15% because of their foreclosure, which by the way will ALWAYS be public record and will stay on your credit bureau for 10 years. </span></p>
<p><span style="font-size: 10pt; font-family: georgia,palatino;">I get the feeling that SOME people truly believe that they can walk away without paying the price, but they definitely will going forward. If you decide on selling your home through a Short Sale process you DEFINITELY will need a CDPE Agent. DO NOT USE AN AGENT THAT IS NOT A CDPE! We are trained to work Short Sale processes. Their are Agents out there that claim to know the ropes but can not get answers from the lenders for 3-4 months. Would you wait to find out if your offer was received for 3-4 months. I know I wouldn't-</span></p>

Being a Successful Short Sale Agent I was dying to get my hands on all the important information I could to help others. Some of these situations I was coming up against made my stomach just churn with Anger, Frustration, and Sadness. I am&nbsp; now a CDPE (Certified Distressed Property Expert). I thought I knew what I was doing before and even though I was on the right track, I did not know the damage a uneducated Real Estate Agent could unknowingly afflect on a Family without all of the proper education. So if you are in a financially difficult situation and chose a Short Sale of your current home, please make sure that you work with a CDPE Realtor. Otherwise, here are the 9 Options to Avoid a Foreclsoure:</span></p>
<p><span style="font-size: 10pt; font-family: book antiqua,palatino;">1. Reinstatement of your Current Loan: Bring your Loan Current&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;2. Forebearance: Temporary repayment plan&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 3. Re-Finance: New Loan with reduction in monthly payments&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 4. Loan Modification:&nbsp; Modify original loan terms&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 5. Sell The Property: Use Equity to payoff the loan or Pay the Difference Owed to the Bank&nbsp;&nbsp;&nbsp;&nbsp; 6. Rent the Property: Must make the loan current to do so&nbsp;&nbsp;&nbsp;&nbsp; 7. Short Sale the Property: Negotiate with the Bank to accept a sale under the loan amount-*you must get the Bank to release you of a Judgment Deficiency if at all possible to avoid further damage to your credit and avoid paying pay the loan to sale difference*-this is where you need a Short Sale Specialist with 90% Short Sale Approval Rating-&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 8. Deed in Lieu of Foreclosure: "Friendly Foreclosure"&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 9. Bankruptucy: Will stall foreclosure but not prevent it </span></p>

The Survey also says that only 21% of the current Home Buyers consider themselves &quot;handy&quot;. So, if we have approximately 81% of the perfect homes going to these Buyers, and say maybe 15% going to ReHabber Buyer, then only 4% of the average Homes are even selling. </p>
<p>Now I have heard of many of past , or Older Home Sellers tell me,&quot;When I bought my home that I currently live in now, it was a mess. I had to change and update everything. I looked at homes with Purple walls and no one cared!&quot;. Well folks, now the New Buyers care. Life is getting busier and Busier, and more and more people are not the do-it-yourselfer's. Which comes to a new theory I have about maintaining a home. Most of us in the past thought maintaining a Home was changing the furnace filters, batteries in the Smoke detectors, and cutting the lawn. Here comes the new Era! You can live in your home and have a beautiful &amp; fun lfe. BUT be ready to drop some coin to get the home ready for the market. It may mean replacing fixtures and painting some walls, to replacing carpeting and a furnace. However if you do not do it your neighbor will to sell their home. OR, you can keep up with the changes over time and enjoy the changes. Remember that most of parents moved into Newer Homes back in the day. They did not have to worry about old roof's,windows,furnace's and more. These days Buyers need to be aware of the Updating needed plus all of the Home Majors. Think they do not have those thoughts in mind if they make you an offer, think again. When past Buyers bought theie homes the Home Inspection was and still is suppose to be for Safety issues only. In the past 2 years I have not Sold one home that the Buyer has not asked for the furnace to be cleaned, and so on....</p>
<p>If you chose wisely, and really prepare yourself and your Home to sell, then you will move off the market. The other day I had the wonderful opportunity to show a Home to a client with underware hanging on door knobs, dirty dishes in the sink, and a yard that was a mess. Yeah, it was the biggest house with the most features in their price range, but they could not run out of there fast enough....</p>

So it makes sense to make your curb appeal as attractive and inviting as possible. You don't have to spend thousands of dollars landscaping to make your homes curb appeal outstanding. Instead, wisely investing in a few essentials could make a huge difference to a buyer.~</em></p>
<p><em>1. Color is Key-An attractive landscape usually has color. Many people add flowering plants along the walkways or porch areas to create a focal point on the home. The colorful plants add a cheerful welcome. Remember, buyers will generally visit numerous homes so anything you can do to help them remember yours in a positive way will increase a second chance visit. Try to mix up colors in shrubs too. Most people tend to only plant green shrubs, throw alittle color with a off red Mulberry bush for instance.</em></p>
<p><em>2. Use colorful but Matching Mulch- A key to making a planted Area, flower boxes or such look finished and clean is to make sure you have mulch in the beds. Besides keeping the water in the ground helping the plantings grow, mulch can define a cleaner look. Make sure to pick a Mulch that accents the plants and flowers you have choosen. Mulch is inexpensive and really completes a look.</em></p>
<p><em>3. Keeping the Grass Green and Healthy- A beautiful green lawn says many things to a Buyer. To begin it tells the Buyers you take care of your home, and secondly it says &quot;Warmth and fun, bring the kids to play and run on the lawn&quot;. Some people think a green lawn is difficult to achieve. Begin using Scott's 5 simple steps to get a green lawn. Where watering is concerned, when your home is on the market you will need to take the time to water the lawn. Most people believe you must water each area for hours on end. Water each Area for 20 minutes every 4 days and get your lawn use to this schedule and you will never have to do more. If you water each area for an hour than your lawn will always want an hour to be at it's top form. Train your lawn for 20 minutes, and it will only need 20 minutes.</em></p>
<p><em>4. Illusion of Space- Hide boundaries such as fences and walls. Make them appear boundless by breaking up the line of the wall which can create a closed off feeling. Paint and the placement of plants help give the illusion of space. Using tall but thin plants in your yard (as opposed to wide ones) can make a small area look bigger. Curved lines can help soften the look of a home that is constructed with too many straight lines or right angles.</em></p>
<p><em>5. Lastly-Clean up the driveway-Oil spills are unsightly and will chase away prospective buyers, or at very elast create a memory of your home that you do not want to create. Clean up spill and move the parked cars to give the Buyer's a chance to take in the entire appearance of your residence. If your is asphalt, get your drive re-coated for a fresh look. If your driveway is concrete, get a power washer and freshen the conctete look and get those stains off. Everything about your home is being taken into consideration. Don't let a first impression stop them before getting them through the door-</em></p>
<p><em>Now I know some of these suggestions seem alittle ridicules and over the top. You maybe thinking if Buyers are that picky or crazy then they don't need to look at my home. The home Buyer's of today are raised differently, and they have so many homes to choose from that your home needs to stand out as much as possible. The other consistency that I see in new home Buyers is that they are NOT do-it-yourself people. I also like to&nbsp;ask Sellers, &quot;If they were to &nbsp;put alittle time,effort, and money into their home I could get their home to sell faster and for more money would you do that?&quot;, and not one Seller has turned that idea down yet!</em></p>

Having a Husband that was previously a G.C. and a man that is meticulous about our house I always ask him if he is aware of these tips. Many of these suggestions he has not, so I thought I would share them with you. Every little tidbit helps when trying to maintain a home and avoid large costs of not maintaining your home! Some of these are just fun facts for you!</p>
<p>- After meeting with an Environmental Specialist he told me that it did not matter how expensive a furnace air filter was that I just needed to make sure that it's rating was a Merv 8. Interesting since my husband has allergies. He suggests contacting or reading about your allergies and checking the guidelines, but no too assume more expensive was better. In fact if you buy too high of a Merv rating you could snuff out your furnace.</p>
<p>-Got a clog in your drain? I used to run out to the store and buy Drano. Expensive and Bad for the environment. Pour Baking Soda down the drain, then pour Vinegar. Let this fun mess sit for 15 minutes then rinse down with Hot Water. Tried it, and it worked!</p>
<p>- Did you know that the basement window wells in your home actually have drains in them to prevent water from filling them? Yep, and we should be cleaning out our Window wells every year and putting down some loose stone so that the water can flow loosely through them to the drain. Helps avoid flooding and water in your basement.</p>
<p>-When winter comes, many of us rush out to the store for salt rock. This is really bad of our walks, driveways, carpets, and floors. To begin with salt will not work in lower temperatures. If we put salt rock out there and there isn't enough snow it sits on the pavement and eats it away and we drag these stones into the home ruining floors and making a mess. Instead, pick up the most inexpensive table salt and spread that around for melting. It's less harmful, less messy, and less dangerous to everything.</p>
<p>-Many of us have home humidifiers, when was the last time your replaced the filter? Did you even know it has a filter? I didn't which caused a clogged filter to leak. We need to change these yearly.</p>
<p>-We should all know by now that we need to change the batteries in our smoke detectors twice a year at the time changes. Here's a great way to keep batteries in one place without clogging up a whole drawer. Go to Walmart, Target or such and buy a hard plastic pen/pencil box. When you buy batteries put them into the box and throw away the package~thus saving you alot of remove, and when you open the box you&nbsp;know which&nbsp;batteries you are low on.</p>
<p>-Brighten up your Home with Reveal Light Bulbs. They really do show a more natural lighting in your home, rather than the yellow tint you get off of regular light bulbs. OK, so now you are thinking I am going to use those other bulbs (fluorescent bulbs) I know we are trying to save money, BUT with the mercury in them going directly&nbsp;into landfills, the run off is causing birth defects and more...</p>
<p>-Checking your Home Caulk. Major water damage and mold avoidance can be avoided by re-caulking your tubs, showers, floors, etc. Many people hate to do this and do not apply it well. They actually have a cheap tool at the&nbsp;Home Stores to help you take off the old(never put new on top of the old, it does not grab) and apply the right amount. Saves&nbsp;ALOT of money in the long run, and buyer's hate moldy caulk in Tubs and Showers-</p>
<p>Hope these little tidbits help you take care of your Home. Remember your home is where you&nbsp;raise a family and such, but it is also an expensive investment-</p>

I really dislike turning on the radio or tv and hearing of job layoffs. My heart sinks every time a reporter mentions those words. But for every dark cloud is a silver lining. For young couples starting their life together, they can actually buy a home for less than paying rent, plus they get their tax deductions, the enjoyment of Home Ownership, and more. Gone is the need to have the biggest and best home, but to happy with a roof over your head. Gone is a home as an investment for the time being and for it to be a place to raise and cherish a family. The Media is correct about one thing only, the housing market is down and so are interest rates. The Media has too many people giving their opinions about how long we will be in this economic funk. I recently saw in an add a stainless steel appliance package at Best Buy for 2500.00. That included Refrigerator, Stove, Microwave and dishwasher. In a lower end home, you should not put in top of&nbsp; the line appliances unless you require them. When needing a New Washer/Dryer try&nbsp;Craigslist.com for someone selling their used but lightly used set. I just got my Broker a Beautifully clean and almost new Huge Capacity, and on set for 300.00. They were a deal, and all because the Wife wanted the New Front load machines. This is also a great&nbsp;website for finding other appliances and even cabinets. My girlfriend bought barely used cabinets on Craigslist. She&nbsp;didn't like the color but the style and size, plus the Cabinet Pantry were a deal. So she purchased them and painted them white. Going from small cabinets and no space to the huge ones even though she had to paint them probably increased her home value a good 7,500 when she bought them for 1,500.00. Half the fun is the art of getting the deal. If you are not handy, nor your Husband then contact one of these great Handyman places were these wonderful gentleman that are retired and really know what they are doing. I&nbsp; would save up numerous tasks and then have one come over. They are so polite and can handle so many diffferent&nbsp;tasks. Another positive that everyone should take advantage of whether you are staying or thinking of selling&nbsp;in a year or two when the market rebounds, is the Property Tax savings. Home property tax is based on the value of a home. Since values have decreased the property taxes should be decreasing. HOWEVER, let's not wait for the Tax Assessor's Office to lower your Property taxes, as then it may never happen.&nbsp;I myself fight my property taxes almost every year. I used to be that way too! So if this is a project you would not like to handle then contact a tax specialist to have them get your taxes lowered.&nbsp;Yes, paying to get the lowered is a price, but the money you save this year and next year, etc. outweighs the amount you pay a professional. OR, you can be like me and figure the system out. You can find&nbsp; everything you need on the internet. People are concerned we may not be at the bottom of the housing market. If you are up to date on my post you may know that I still believe that Buying now is still a great time to buy, and that when we realize that the bottom was here we will already be on the way back up. However,&nbsp; I still work with many Home Rentors, and while working with Home Rentors we talk about why they are not buying at this time, what and where they would like to rent, what they like about certain rentals, and even what legal issues they are obligated to while renting. Yet one big topic rarely pops into their minds. Do they need rental insurance! Of course wanting to protect my clients I bring this topic up during the rental process. It is amazing to see how many individuals either believe they will not need rentors insurance or that the landlord's insurance will cover them.</font></p>
<p><font style="BACKGROUND-COLOR: #ccffff">When a property becomes a rental property the Home Owner changes their insurance with their Agent down to fit their needs, not the Rentors needs. What often happens is that the Rentors believe that they do not need to cover their contents until it is too late! For instance I discussed with some clients that they really needed to have rentors insurance and why. After this past storm I was driving by their rental and stopped to say hello. WOW, were they disappointed with themselves for not getting the rentors insurance. They had stored some very prized possessions in the basement, only to have them ruined by the water that came in during the storm. They thought because the Landlord was responsible for the home and it's up keep that they would be covered. However , when the power went out and the sump pump quit due to lack of power it was beyond their landlords control. They are so upset with themselves and grieving about their loss. Then they called their insurance Agent to discuss getting rentors insurance, only to find out that it was not in fact as expensive as they thought. Thousands of dollars in stereo equipment, furniture, and other priceless pieces handed down from generation to generation gone for the cost of approx. 400.00 a year. Those that bought a home&nbsp; conventionally (good credit and put 20% money down) and those that bought a home through the FHA Program(those with alittle shaky credit and without the 20% down) Yep, that's right! No 100% financing programs, no mortgage Arms, No interest only home loans,&nbsp;no fun and creative financing. The Banks and lending institutions were&nbsp;not in the market of taking risk! I remember in 1997 when I went to get a home loan, I had 48% down-payment and a 6 year job, and my&nbsp;payment ratios were at 42% which was risky at that time. I had to go to 6 different sources to find the loan that I wanted and not what they wanted me to have! I thought I was going to have to&nbsp;commit the rights to my first born child.&nbsp; So, instead we had&nbsp;Conventional and FHA Loans. Basically what people, sellers, and Realtors thought were Good Buyers and Scary Buyers. FHA stands for Federal Housing Authority and these loans are back and guaranteed by the government for those of you that are not aware. Recently there has even been mention that the FHA loan division might even fall apart. However the government has just recently taken measures to make sure that the program does not disappear. Back onto the Topic though. In the past people perceived FHA Buyers as bad or risky buyers. Realtors were very uncomfortable working with FHA Buyers whether they were selling them a home or helping the Sellers in the FHA process. There were several reasons that Sellers and Realtors were leery of FHA Buyers. To begin with the thought was that these Buyers were Risky and Bad people. Secondly, both the Home Inspector and Home Appraiser could only be FHA individuals.&nbsp;If there was anything in the Home Inspection that deemed&nbsp;something unsafe the Sellers had no choice&nbsp;but to fix it. Sellers thought this was&nbsp;entirely unfair. Imagine that! Fixing unsafe items to turn the Home over to the New Buyers. In Conventional loans the two parties could negotiate what to fix and not fix. Of course the Home Inspection is&nbsp;to determine unsafe conditions in a home,and &nbsp;not&nbsp;a Buyers wish list like&nbsp;wanting the furnace cleaned or getting money out of the Sellers just because the Wife does not like the Sellers choice of the tile backsplash!&nbsp; NOW, all that has changed!!!!!! The Home Inspector and the Home Appraiser's just have to be FHA approved, and only have a few minor guidelines that might be considered a little more strict remain,otherwise it is just like a regular home purchase.&nbsp;However, what most people are not aware is that if a Buyer goes FHA and has less than the 20% down needed to get a mortgage without PMI,. than the PMI they will be paying is less expensive. For Instance I had a girlfriend that was buying a home and she did not have the required 20% down. Both the rates on the conventional and FHA loans were the same, however because FHA is government backed and their PMI providors have to follow the government guidelines, my girlfriend was saving&nbsp;$97.00 a month on her PMI. That is quite a savings if you ask me! Can everyone buy a home FHA? Those that have not owned a home previously, and those that&nbsp;fit the guidelines of the loan. Do Sellers and Realtors still have a &quot;bad feeling&quot; about FHA Home Buyers, YES! But that&nbsp; is because they do not understand the program. Would I put myself and my friends into a FHA&nbsp;mortgage loan if I could, every single time! Times are changing, people's&nbsp;opinions may not! Call me if I can better explain the differences in the 2 different types of loans. If you ever need a smile, go to a 3 year olds birthday party. While I was visitng with some of the parents at the party I ended up talking to a Woman that works for an Apartment Rental Company. Well one topic led to another, and we started talking Real Estate. She was amazed that in this market, Renting an Apartment is at an all time high! She said they could not rent the apartments fast enough. She of course was happy for her company, but baffled by the amount of people renting instead of buying. It is not her job to talk someone out of renting from them, but in this market she wishes she could buy now, or at least invest in Real Estate. I too am amazed that people are stepping back from Buying and would rather rent. Not only for the tax reasons and savings from buying, but from the market. The illinois Realtor's Association just put out a New Brochure about the Benefits of Buying Now. This woman's was telling me some of the reasons people were choosing to rent instead of Buying. &quot;I am waiting for the Market to hit bottom&quot;.&nbsp; I do not think anyone can predict when the market will hit rock bottom, but what I do know is that you will be buying a home almost in some cases 20% less than your new neighbor did. Also, by the time most of us realize that we hit rock bottom we will be on the way up. Besides, the tax money you save in 1 year can be the difference in your savings. Another of her favorites is, &quot; I am waiting for the rates to come back down!&quot;. I remember when I bought my home 10 years ago and I was so excited to get 7.95% which was the best interest rate we had in over 8 years prior to my purchase.&nbsp; There are many reasons why now is the time to buy a home, or move up in homes it's just that you need to apply some thinking power to the reasons. One of my personal favorites is, &quot;My Mom or Dad told me to wait until......&quot;, well I hope your Mom or Dad who are not Real Estate Professionals do not give you legal advice if they are not Attorneys. Do me a favor, introduce yourself to a Real Estate Agent you do not know, and ask them&nbsp;if this is a good market to buy. What exactly is Home Staging and does it really work? The answer as my 8 year old niece says, &quot;OMG does it!&quot;. YES, staging a home DOES work, and I can testify to the fact. I have worked with many different types of Buyers from first time buyers to Million Dollar buyers, and they all react the same to a beautifully decorated and immaculate Home. They fall in love and want the home. So what is staging. Staging is decorating and displaying furniture to maximize the effects and layout of a home. But I like to take this one level further. It's a total preparedness for marketing a home besides just making a home look and smell good. Yes, you need to de-clutter. Yes, you may need to paint the walls a more neutral color and decorate a dinner table with placemats and such. But if you really want to sell your home fast and for the most money, then make the Buyers believe your home is worth the value just as you do. To begin, prior to calling your Real Estate Agent you need to walk through your home room by room and make a list of everything you need to do to get prepared. Not decorating and layout, but cleaning and fixing everything that needs to be done. You need to clean out closets, (donate, donate, donate) it's either now or during the move, so why not do it prior to add more value. You need to clean and organize closets, you need to make sure that the doors close properly, the closet shevling is tight, that the light bulbs are&nbsp; replaced, and that everything in each room is scrubbed to the max. EXTRA CLEAN HOMES SELL FASTER! I once had a couple that decided on a home by whether or not there was any mold around the caulk in a bath tub. Clean everything! I mean even wipe down the furnace and Hot water heater, and clean out that food pantry. Curb appeal is the next task. Mow, trim, water, and clean off the driveway. Paint the front door, remember first impressions matter in more ways &nbsp;than just&nbsp;meeting someone. After all of this is done, then focus on Staging your home. I know your home is on the market but you still feel more comfortable watching your TV from your lounge chair over here, but with that Chair over here it blocks the room flow and makes the room appear smaller.&nbsp; Also, please remember&nbsp; &quot;Not everyone likes your taste, and you do not like everything else's taste&quot;, life would be boring then.&nbsp;If you like the taste of a quick sale at a better price then don't worry about what a stager says, they do not say something to upset you, they are talking from experience. Do you need to put money into getting your home ready for the market, yes! I say put aside if possible at least $500 that would be great. Fix everything that is broken, spend alittle on getting the carpets cleaned,&nbsp; paint some walls in a updated color, change out some throw pillows from Target to match,&nbsp;and &nbsp;plant new flowers and such. Watch HGTV and see how a little can go a long way! One last thought, I have had some Sellers tell me that they will do this along the way of marketing the home. DON'T, each person that walks through is a lost chance to sell, and a lost chance is wasted time and money.&nbsp; Get your home absolutely ready, &nbsp;and then put it on the market and relax. Makes sense doesn't it? Would you believe I have seen science projects in the works in most of the homes I have shown? Under-ware hanging? Doors falling off? Then the Realtors call me for feedback, now what am I suppose to say?</em></font></p>

Spring is finally here and the rain is really helping the Area turn Green. Alot of Rain we should say! However,&nbsp;the rain&nbsp;does not seem to be hurting the Real Estate Market.&nbsp;The team&nbsp;has been busier than ever before. Which is absolutely wonderful. Many people that had been waiting to Sell or Buy a new home are moving, and moving fast. The reason, great deals, low rates, and the fact that many analyst's are saving the market has hit it's low. I also attibute the fact that many Real Estate Agents are realizing that the SPECTACULAR DEALS of the foreclosures is coming to an end. At the beginning of this market banks were letting go of their foreclosures at outstanding losses, just to move them off the books. Now they realize that if they lower them only slightly than the other homes in the neighborhood and mark them REO properties people are buying.&nbsp; Mainly due to the leveling of the market, and that if they sit on them alittle longer they will eventually&nbsp;sell. The whole cycle and circle of the Finanical Market that effects&nbsp;our economy is getting wise. Not to say were are out of the woods yet! Not yet! Someone said to me, &quot;Only people that need to sell are on the market!&quot;, not true! If I was&nbsp;to go on the market with my home, now's the time I would do it. For instance, if my Home was worth 300,000 and the market dropped off 15%, my home would now be worth 255,000. Now if I am looking to move up to a 600,000 and it was reduced 15% it would be worth 510,000. If you took the mortgage from&nbsp;255,000 to 510,000 I would only be increasing it by another 255,000. If I was in the higher market and switched homes I would be increasing my mortgage another 300,000. Therefore I just saved myself an extra 45,000. Interesting isn't it? Is it safe to buy a home with Radon?</title><description><![CDATA[Radon is a BIG issue these days! In fact, the Illinois Realtor Association included a new disclosure amandatory this year requesting that the Home Seller state if they are aware if theie home has radon and if they were ever tested. So what is Radon, and how serious is Radon. Well, thanks to my husband who is curious about the Earth I now know what Radon is and how it enters a home. Radon is a natural gas that comes from the core of the earthand enters the home from the basement openings and such. Depending on the levels of Radon a home has, it can be dangerous to your health. Radon is so new, first founded in 1986 we are still unaware of what effects it has and what damage it can cause and at what levels it can cause dangerous health effects. In Illinois the acceptable Radon level is anything UNDER 4.0. Thankfully, Illinois is one of the lowest states for their acceptance level. Some states allow 8.0 and such. So do you not buy a home with Radon? How can Radon be controlled in your home? Well, if you buy a home today and test for Radon it can test out below the 4.0 and be fine. However, in 6 months maybe 2 years you can re-test and it will be above the 4.0 acceptance level. Radon is a natural gas, we can not determine where and when it will increase. Just because at one time the home tested fine, does not mean it will be Radon free forever. Yes, you can buy a home with Radon that is above the acceptable 4.0 level, however you need to get a Radon Miitigation system installed to control the levels. What's that?&nbsp; A speciality company comes in and drills a hole into your basement foundation, places a PVC pipe into the hole and vents the pipe outside the home. Inside the pipe the company places a fan that pulls the air out and up from the ground. This fan uses as much electricity as a Hair blower dryer. On the front of the pipe is a little colored metered that is in the shape of a &quot;U&quot;. As long as the colored water is not in a &quot;U&quot; shape and is in a &quot;J&quot; shape or a backwards &quot;J&quot; means that there is enough air pull in the pipe and that the pipe is working correctly. However once the pipe is installed you should have it re-tested once to make sure that they installation company has hit the right source for a draw. I have several companies that specialize in Radon Mitigation, so if you have any questions please feel free to call me. On average a Radon System is around 850.00 and worth it's weight in gold. Another questions people ask me about Radon is ther more in Dupage than in Cook County. Here's tha funny thing. 2 Neighbors right next door to each other test their homes. One can test 1.2 and the other can test 8.7. There is no rhyme or reason for it's location. Do I believe in Radon? Well I know it is from the Earth, I know some studies have shown it to be dangerous, so I take the stand, &quot;it's much better to be safe than sorry&quot; so yes I recommend testing and re-testing, or just go start for the system. Better to be pro-active than re-active.
